300 Ft Water Front, 2.5 Acres, 2 Bedroom Home
Residence:
It is a lovely cottage, with year-round possibilities, located on a privately
owned 5-7 acre pond in the Finger Lakes region of New York state. The house
is 1,000 square feet, with additional space in the loft and basement
areas. There are two bedrooms, a great room, kitchen, bathroom, sleeping
loft, and 12 x 20 addition. The original house
was built in 1970, with an addition added in 1975. Both are built on
piers. I started work on the 12 x 20 addition (with attic and
full basement) in 2003. Much of the house has been
upgraded; including the insulation, complete roof, siding, some windows, and
outdoor decks.
Included with
the home are multiple outbuildings - a 12 x 12 workshop, with storage loft;
a 10 x 10 wood sided storage shed
(the original bunkhouse), an 8 x 10 metal storage shed, a small pump house, and
a functioning outhouse. The largest outbuilding, currently used as a work shop
and attic storage area, has also undergone renovations.
All buildings are on
a hill, overlooking the pond, about 150 feet above the pond's surface.
They are built in the wooded area of the lot; leaving the large meadow-land open for
lounging, dock space, and entertainment. The road borders the entire
length of the property, making it easy to access any area of the property.
Most rooms in the
original house have interior real wood paneling, with 1 inch thick ship-lap pine in the 12
x 20 addition. The addition also has Anderson E-glass windows and 'better
than code' insulation. The carpeting throughout the house is older, but in
excellent condition. There are pine floors under the carpets in the great
room. The addition is not finished, but this will be completed this
summer.
Although this has
been used as a seasonal home, there is a forced-air furnace in the great room,
along with a hardy wood burning stove (with blower). I have resided in the
house during a portion of a winter and it stayed warm with just a kerosene heater and
'toasty' with the wood burning stove.
The house is about partially ready for year round living and I have considered
this purpose as I made my renovations. I will give you details, if you are
interested.
Property:
The pond frontage is about 300 feet and the property total is 2.5 acres.
There are 1.5 acres of woods, along with 1 acre of meadow land on the south end
of the pond. I have often thought that the meadow land would be the
perfect place to build another, newer, home.
This home resides in
a private tract where most homeowners are seasonal. There are two
families inhabiting their residences year-round. Cost of the private road to
access the property is voluntarily shared by all who have homes built and costs
about $120 per year. There is no official home-owners organization, per
the deed. All properties are multiple acres in size, giving you complete
privacy.
The pond is about
5-7 acres and is deed-restricted to non-motorized watercraft. There is an
island in the middle of the pond. The water in the pond is pristine and
you can see the bottom in the shallower areas. You share the pond with 4
other property owners, but I am the only one who resides there throughout the
summer. Others visits occasionally, if at all. The lots (acres) across from me
in all directions are vacant and treed; giving me a sense of complete privacy.
I stocked the south
end of the pond with large mouth bass about 6 years ago and they are currently
18+ inches. Last year's catch was delicious! There is also a small
community of brown trout on the north end of the pond. The water level is
between 15 - 20 feet at the deepest point.
Area:
The home is in the town of Bristol, upstate NY, surrounded by rolling,
wooded, hills. The view coming into town from the east is
breath-taking. It is a quaint town with an old-fashioned general store,
public library, community park, vintage town hall, B&B, and the infamous
Bristol Mountain Ski Lodge. The general store is just a mile from the
private road entrance
All forms of entertainment and shopping are within a 10 mile drive in the town of
Canandaigua. You can also reach
several other towns easily - Honeoye, Naples, Bloomfield, and Holcomb. The
larger city of Rochester is just a little over 30 miles away.
Outdoor Recreation: In
the immediate area there are several hiking trails and parks. The
community park offers a running track, basketball court, soccer field, and many
covered pavilions. Winter activities include downhill skiing and
snowboarding at Bristol Mountain Ski Lodge.
The town of
Canandaigua is within a short 10 mile drive. There you will find a variety
of shopping venues and many forms of entertainment. For the kids
(including the big ones), the Roseland Water-Park offers a number of fun things
to do; and there is an excellent public beach on the north shore of Canandaigua
Lake.
If boating is your
thing, there are several marinas along the 36 mile shoreline. You can
moor your boat or rent a variety of watercraft. This lake has 10,553
acres of boating and fishing room, with several boat launch areas. The
fishing is great - brown and rainbow trout, large and
small-mouth bass, pickerel, sun fish, perch, and many more species.
Honeoye Lake is also
within a 10 mile drive. This lake offers 10.8 miles of shoreline and
1,772 acres of water. There are several marinas and boat launches. The predominant fish are walleye, largemouth bass, small-mouth bass
and chain pickerel. The lake is stocked annually. Honeoye is quaint and offers some excellent open air concerts during the Summer
season.
Keep in mind that
the entire Finger Lakes area is noteworthy for it's hunting. There are ¼
million acres of public hunting lands, in 118 locations throughout the area.
Goose, duck, wild turkey and other fowl are prevalent. The area is also
well known for it's great deer hunting.
Arts:
The Bristol Valley Theatre is just a short distance from the house. They
put on a number of plays throughout the year. This Summer's
highlight will be 'Man of La Mancha'. Our Finger Lakes artists are
well known throughout the upstate region. There are several art shows,
museums, galleries, and stores throughout the immediate area.
The Finger Lake
Performing Art Center is about 12 miles away. This center has indoor and
outdoor seating and the sound system is great. Headliners this summer include Jerry Lee
Lewis, Diana Krall, Clay Aiken, the Moody Blues, and Willy Nelson.
In Conclusion:
I bought this home in 2000. I wanted a
place that could renew me spiritually. I
am blessed to have been able to experience living here, but now I must move
on to become a full time Texas Grandma. If you are looking for a place that is
